How Saskatchewan's land titles transfer fee works

The fee is $0 on titles worth $500 or less, a flat $25 on titles worth $500.01 to $6,300, and 0.4% of the value above that. ISC raised the rate from 0.3% to 0.4% on July 29, 2023, so any calculator or article still quoting 0.3% is out of date. The fee is paid through your lawyer when the transfer is registered. A separate mortgage registration fee also applies and depends on the mortgage amount.

First-time buyers in Saskatchewan

Saskatchewan has no provincial land transfer tax rebate, but first-time buyers still get the federal Home Buyers' Amount credit, the Home Buyers' Plan RRSP withdrawal and the First Home Savings Account, and the province's First-Time Homebuyers' Tax Credit provides a non-refundable provincial credit on your Saskatchewan income tax return.

Buying a rental property in Saskatchewan

For an investment property the land titles transfer fee is not deductible against rental income.
