How Newfoundland's registration of deeds fee works

The deed registration fee is $100 plus 40 cents for each $100 (or part) of value above $500, which works out to 0.4%. Registering the mortgage costs $100 plus 0.4% of the amount secured above $500. Both are paid through your lawyer at registration. Because the fee scales with price, it behaves like a small transfer tax even though the province does not call it one.

First-time buyers in Newfoundland and Labrador

Newfoundland and Labrador has no registration fee rebate for first-time buyers. The federal Home Buyers' Amount, Home Buyers' Plan and First Home Savings Account still apply.

Buying a rental property in Newfoundland and Labrador

For an investment property the registration of deeds fee is not deductible against rental income. It is added to your adjusted cost base, recovered partly through capital cost allowance on the building and fully through a smaller capital gain when you sell, as explained in our capital gains on a rental property guide. Add it to the purchase price in our rental property calculator so your cash-on-cash return reflects the real cash you put in.

Frequently asked questions

How much does it cost to register a $350,000 home in Newfoundland?+

About $1,498 for the deed ($100 plus 0.4% of $349,500) and, with a $280,000 mortgage, about $1,218 for the mortgage registration, roughly $2,716 in total.

Is there a land transfer tax in Newfoundland and Labrador?+

No. Along with Alberta and Saskatchewan it is one of three provinces with only registration fees. The fees here are higher than Alberta's because they scale at 0.4% rather than $5 per $5,000, but still well below Ontario or BC.

Does the fee change if I pay cash?+

Yes. A cash purchase pays only the deed registration fee. Leave the mortgage field blank in the calculator and it assumes an 80% mortgage; enter zero for a cash purchase.
