How Manitoba's land transfer tax works
The tax is marginal. A $400,000 Winnipeg home pays nothing on the first $30,000, $300 on the next $60,000, $600 on the next $60,000, $750 on the next $50,000 and $4,000 on the last $200,000, for $5,650. Above $200,000 every additional dollar is taxed at 2%, so the effective rate keeps climbing toward 2% on expensive homes. The tax is paid to the Land Titles Office through your lawyer on registration, plus a small registration fee.
First-time buyers in Manitoba
Manitoba has no land transfer tax rebate or exemption for first-time buyers. The federal Home Buyers' Amount, Home Buyers' Plan and First Home Savings Account still apply. Budget 2026 announced amendments effective January 1, 2027 aimed at transfers of beneficial ownership that avoid the tax by leaving legal title unchanged; no rate or bracket changes were proposed.
Buying a rental property in Manitoba
For an investment property the land transfer tax is not deductible against rental income. It is added to your adjusted cost base, recovered partly through capital cost allowance on the building and fully through a smaller capital gain when you sell, as explained in our capital gains on a rental property guide. How much is land transfer tax on a $500,000 house in Manitoba?+
$7,650. Manitoba's 2% top bracket starting at $200,000 makes it more expensive than Ontario ($6,475) for the same price, and there is no first-time buyer refund to offset it.
Is there a first-time home buyer land transfer tax rebate in Manitoba?+
No. Manitoba, Saskatchewan, Alberta, New Brunswick, Nova Scotia and Newfoundland have no provincial rebate. Ontario, BC, Quebec and PEI do.
What is changing in Manitoba land transfer tax in 2027?+
Budget 2026 said the province will amend the legislation, effective January 1, 2027, so that transfers of a beneficial interest in land (for example through a bare trust or a change in a company's shareholders) are taxed like ordinary transfers. The brackets and rates were not changed.
Other provinces
