How Alberta's land title registration fee works
The transfer of land fee is $50 plus $5 for each $5,000 (or part of $5,000) of the property's value. The mortgage registration fee uses the same formula on the amount of the mortgage. A $500,000 home with a $400,000 mortgage therefore costs $550 to register the title and $450 to register the mortgage, $1,000 in total. Your lawyer pays both to the Land Titles Office with your closing funds. There is no rebate program because there is no tax to rebate.
First-time buyers in Alberta
Alberta offers no land transfer tax rebate for first-time buyers because it has no land transfer tax. First-time buyers in Alberta still qualify for the federal programs: the $10,000 Home Buyers' Amount tax credit, the Home Buyers' Plan RRSP withdrawal of up to $60,000, and the First Home Savings Account.
Buying a rental property in Alberta
For an investment property the land title registration fee is not deductible against rental income. It is added to your adjusted cost base, recovered partly through capital cost allowance on the building and fully through a smaller capital gain when you sell, as explained in our capital gains on a rental property guide. Is there really no land transfer tax in Alberta?+
Correct. Alberta and Saskatchewan are the two provinces with no land transfer tax at all, charging only registration fees. The same $500,000 home that costs $6,475 in Ontario or $8,000 in BC costs about $1,000 in Alberta fees including the mortgage registration.
Who pays the Alberta land title fees, the buyer or the seller?+
The buyer pays the transfer fee and the mortgage registration fee, as part of closing costs handled by their lawyer. The seller pays nothing to Land Titles on a sale, though they pay their own legal fees and any mortgage discharge fee.
Do the Alberta fees change with the size of my down payment?+
Only the mortgage registration fee does, because it is based on the mortgage amount. A cash purchase pays only the transfer fee. Leave the mortgage field blank in the calculator and it assumes an 80% mortgage.
